What I have found is this:  Both of those banks offer competitive rates for owner occupied loans and Navy Fed has a couple of really good first time home buyer loans.  

It's super competitive but I keep finding deals.

But for me, I allow up to 12 guests (my property is near Coachella festival so this makes sense), I have a 2 day minimum, and I set my "base rate" just below the competition.
