I'm looking to get started in a long-term rental, even a perhaps a small multifamily in a B-/C+ class-ish property. 

I’ve purchased a property from them and visited their facility in Memphis.

Also, if I’m trying to brrrr the property how do I do upgrades with tenants in the way?
