Yea some reserves and cash flow properties with a good team its a good investment for buy and hold.

Well it's actually a guy and another guy... and a team of folks working together rather than on guy trying to be "the guy"...

Large MF deals require 20% down, the borrower (or team) need to have experience and you need cash reserves. 

I am located in New Jersey so it would be great to chat with other investors / actors in the market and get some perspective on potential team members, neighborhoods, prices, etc.

There were an endless number of steps I had to complete to bring this deal to fruition including building a local team from across the country, putting in many offers, passing on several bad properties, and getting my financing lined up so I could pounce on this opportunity right when it hit the MLS. 

We did and they pulled our property file and were able to tell us exactly what we can and can't do and if we could request a variance for our specific property otherwise you will be given some generic info that may or may not apply to your property based on the way it is zoned.
