If the manufacturer delivers a damaged building or if the manufacturer files for bankruptcy you could end up the creek without a paddle.For full disclosure my experience with construction lending on prefab/modular homes is limited to residential 1-4 units so there may be some differences if you are building much larger commercial units

@Marisa VoelkelI usually pick theexit strategy primarily by the level of rehab needed:Flip - If it needsa full gut, I will just tend to flip it.BRRRR - If thereare salvageable parts (i.e. solid floors, and decent tile in the bathrooms) Iwill rehab what is needed, refi, and put a tenant in there.

While it may seem like a high fee you'd be hard placed to replace those services with a paid employee and do better than you're paying now.My problem with the deal is the $5,000 setup fee.
