We want to see if we can't reach out to them and see if they want to lease that land from use to keep their sign up and go from there.

In other words you receive a 30% tax credit on the solar system as well as a 30% tax credit at the least on the roof that is under the solar system (full roof 30% depends on the advice of your CPA).Couple that with the roof now becoming a producing asset and offsetting the utility bill instead of a liability and the increase in appraised home value assuming the solar system is not leased then going solar makes a lot of sense at the same time as replacing/repairing a roof.

I have a tenant already in place and just renewed their lease for another year (end of Sep. 2019) at 800/ month.I will put between 200-225 a month aside for cap ex, repair, vacancy, etc.

Maybe some sort of lease to own?

@Kris ChaviousYour lease should make it clear that tenant is responsible for damage due to neglect such as stopped plumbing or drains.

Can also make a lot more money (than your regular annual leases) on monthly or 3 months at a time (lots of people, who move here need a temporary place to stay AND find it difficult to get one).

No where in the leasing agreement does it say anything about replacing the roof, and I didn't see anything in the California Laws about doing so it's going to cost us just over $5,000 to do so. 

Aside from being responsive and knowledgeable, she is also a very experienced landlord and property manager and an expert in lease/purchase and owner financing.

This might look like buying a 5000sqft space and using only 1000sqft of it for myself and leasing the rest of of it, but there are lots of arrangements depending on the space.
