I'm totally aware it will be a lot of work, saving, budgeting, etc and am willing  I just wanted to know if 1-2 properties with 8-10 units sounded like it fit making 30-40k after expenses.     

Hello everyone,I know for determining ARVs it depends on a variety of factors (area, neighborhood, condition, comps, etc) but from what you've noticed in your own personal deals and the final appraisal what are some things within your control generally to increase ARVs?

I keep a bucket full of the extra slats from when I shorten them to fit, just in case someone breaks one or a dog chews on one.
