I love directly investing in properties and will probably never stop doing that but I'm also starting to get lazy and not want to be bothered with so many details of direct investing so I'm also ramping up my investments in REITS and syndications so I can let others do the heavy lifting for me.That makes me think of one final benefit to REITS over direct investing.

And am I right in assuming that the higher prices (e.g. higher ARV) in Austin make up for the higher acquisition cost?

So after taking unit one 3 times in the last couple of decades for various reasons i finally bothered to take the  License exam.

I started on the BiggerPockets Podcast and now I've finally signed up for an online account.I am currently located in Portland, OR. but I'm exploring relocating to several areas across the US and looking into Memphis specifically.

@Chaitanya Phansalkar I have had success with local banks for MHA acquisition loans under $1M.  

We've been working to get this house completely renovated and we're finally almost done.
