While it is anticipated that this tight labor market will continue to worsen and harm the cost of materials, this lack in the labor force does not seem to have had a sizable impact on the cost of materials at this time.

Tile is a good option, but when you factor in labor and material, its generally not very cheap.

In order to advertise our services to the whole neighborhood we will put out bandit signs at the subdivision's entry/exit streets.I have also been looking into buying a high-speed laser printer and ordering bulk mailing materials from China through Alibaba. 

However, if you are planning on renting to students as most of these rentals are used for, I would go for extra durable materials, even at the expense of style or fashion.

They are fun to watch not educational material.

Hi @Charles Coaston I think you are heading the right path by learning your material before you invest regardless that you just want to jump in.

I used to spend several hours stuffing folders, printing materials, stuffing them into large manila envelopes, self addressing them myself and stamps all for very little return.

Most if not nearly all brokers of any size now have web sites and if you are willing to register (sometime only an email address required), it will give you access to all their marketing material (OM's, Proformas's, etc.).

Also, like a partnership, the income passing through an S Corp may qualify as passive income for those shareholders who are not deemed "material participants."

There are probably another 1000 questions to ask.In brief, you need to read and understand the contract and supporting material before deciding to invest.Jim.
