In order to accomplish this you can make having a vacant unit a stipulation of your purchase, or if there is a tenant on a month to month lease, you can give them notice to vacate when you take over. since the terms of the loan state you must INTEND to occupy, you are typically safe if something happens as long as you have proof you are making a good faith effort to get one unit vacant and move in. that being said, if all leases do not expire until next year, good luck convincing the loan broker you are going to move in. best bet in that case would eb to ask current owner to deliver with one vacant unti.

I am receiving $450 for 2 units, $410 and $400 for the other 2 units. 2 leases are expiring in April 1=$450 per month and has already expressed no desire to leave, 1=$400 per month with an unknown intent.

@Casity Kao Yes my buddy does invest. but i know ive heard of some other types of emails that i should set up with him that could give me potential leads. i listened to a lot of the podcast while on the road as Im a truck driver, and i cant remember some of them. example : expired listings, no longer listed listings etc
