Did it ever occur to you that this bank may be excellent and your banker president buddy may be very helpful to you?

This will help you learning how to identify which markets/ areas are good for investing, types of properties to pursue in these markets/ areas, learning how to analyze a property to determine feasibility of acquisition, the art of due diligence and market analysis, determining which which financing is best to pursue, etc.

@Scott Steffek you bring up an EXCELLENT point that I forgot to think about if I can get a $50K or lower turn key property with a 25% down payment that would be great, but it would not really count for much if the turn key company does like the pump and dump real estate investors who buy multi family paint and put new carpet, put just anyone in there and then say "newly renovated, fully occupied" and are out the door before the ink is dry on your check. 

You sound like you are on an excellent track to drive money into investments in the near future.

I know the engineer type buyer would want this type of excellent representation from their agent/ you !!

The guy I went with did an excellent job - essentially, he tore out all the OSB, tore out the ceiling, tore out the carpet on the stairway down to the basement, etc.
