Most times investors have their main; home,  auto, umbrella insurance with a direct writer & since most direct writers;  allstate, statefarm, usaa, etc won't write the investment properties it forces the investors to contact independents.

Does anyone use any type of a CRM style software that will auto text clients?

I got my first job in the automotive finance industry with a company called Westlake Financial Services, specializing in subprime auto loans.

Are you using a realtor who has an auto search set up to send you all new properties that meet your criteria?

With online auto and bill pay, the days of sitting down and cranking out checks and licking stamps are pretty much over as well.  

I'd love to get a ton of mortgages for these smaller properties but again I mentioned my issue above about taxable income and 3 large loans 2 home and 1 auto hanging over my head.

Consider an umbrella policy that would kick in to cover things that your house/auto insurance doesn't.Another method is to equity strip.

Then pay it off monthly, that's free money.I'll mention too that many folks get killed by auto loans, don't go buy a new car before you go see your lender, being debt free is the first path to financial freedom.
