Our primary resident is a bit of a dog.

The previous owner also did not have any fee for pets, and both of the tenants have dogs.

There are a lot of squirrels in my back yard, that are driving me an my dog crazy.

I recommend you check out @David Pere and his Military Millionaire podcast, YT channel, IG, FB page, he also has a REI Mastermind group, and he is an active duty Devil Dog himself.

You will need to avoid renters with large dogs and also all other animals will negatively effect the wood from their water bowls.

Any advice for a 17 year old I’m in my senior year of high school I’m looking to start investing in real estate once I turn 18(in July) I’ve been doing lots of research I’m located in Detroit I’m currently bird dogging (looking to wholesale when I turn 18) but it’s not really affective so I’m just looking for advice or someone I can talk to about real estate and just business in general because I don’t know anybody personally that is in real estate Thanks

I don't do the shades/blinds myself anymore as I am tired of the request for new ones because the dog/cat/kid/visitor bent them or pulled them down and now they can not get them up.

The behavior that he is displaying that makes me second guess my sanity is that I have told him I'm not returning his deposit and have provided required documentation per civil code three separate times. 

My comment does not take away from the shady behavior of the agent but here is the pitfall.........I agree with @Joe Splitrock and also hate the term cash for keys!

The tenant pays their rent, they have a place to live and a Landlord that treats them fairly and honestly.What if you're busy rewarding the tenant for mowing the lawn or paying rent on time and then six months later you inspect and discover their dog has trashed the carpet or dug up the lawn?
