Make sure you run the numbers for what new construction residences are going for, and subtract out construction costs, cost to install utilities, developer profit, etc, and you can get an idea of what a developer would pay for the lots.

@Gabriel Credit If you really want to develop a strong and loyal client base, you need to bring real value to the client. 

They are both on their own lots according to the assessor, they were just developed as a 2 on 1 back in the 40's before developers realized the City of SD would become land owner's enemy #1.

It is in an area that I believe is improving and has some future development (large luxury apartment complexes set to develop in the area). 

I have development opportunities in Nashville as well as larger multifamily options in the southeast.

@Ben Hollingsworth , after I read this, I went and made a ticket for the developers to add search to the File Place. 

I'd appreciate any info you can share, not only to remodel each apartment but the whole building.The building is in a great area and I've seen the plans for development, so I think this could be a great investment. 

Find out why it says this would be a great property for developers. 

Before taking on any investor money you need to develop a plan to use and eventually return the money.
