I absolutely loved interior design and staging as well as found showing properties to be an adventure.

Contractors are not always designers or visionarybut  you can n always study your property and create lemonade out of lemons.

Go to Vistaprint.com (or wherever you choose) and design some business cards, print some flyers on your own computer or at least create the flyer and print it and a printing store, and start marketing.  

The existing joists are insufficient for the design loads.  

For a more modern sleek cabinet design, you might choose not to have any handles or knobs.

If only the architectural design was more in keeping with the neighboring classics.

Certainly the architect that designed the job or engineer knows allot more or equally as much as the contractor since they deal with the construction of their designs all the time. 

The contract they have is literally a mine field of traps in my opinion designed to be able to take your money and not get the property.

Unfortunately,  I wanted the commercial portion of the mixed-use building to be designated as an office, but I was not aware of the 50% requirement ( as most of the buildings I am looking at are about 85% residential).

Im going throught my design program trying to think of layouts.
