A little late to this post and just starting out in REI, but would be great to connect and pick your brain, if possible.

Would like to pick your brain on a couple things.

Rents are higher compared to prices there than Spfg.You should be picking the brains of the family, LOL, there are foot steps to follow there.In this area, learn the values and transaction costs, take a pencil to the deal, there should be plenty of deals to net 5-8K fixing minor details, know the carrying costs and expected time on the market.

For the life of me I don't see how any market research would put my money into those zips unless I had a concealed carry, was a lot younger, and had more money than brains.

Even with all the research and knowledge build up that I've accrued over the past year I am lacking the real life experience and is why I'm looking to pick an investors brain and truly prepare for my first deal. 

Just curious to pick brains about on market properties.
