Nothing else will make me an extra 380k after tax in 13 years, all while still cash flowing on that property, so you are completely correct that to build wealth I can hold it for a really long time and no worry about paying tax on the gain.

It's not cash flow that makes people wealthy and it's rare that it actually makes "normal" people free- it's equity.

Without any intent to offend, as I've indulged plenty of times, the avatar of guest that would want an over the top in their face 420 themed place is less likely to be a wealthy crew. 

There are "social justice" pro bono groups in Seattle (King Co.) that love to take cases regarding real estate with no fee to the seller, because real estate investors are "wealthy" and they are scum and they *always* take advantage of minorities.
