I have shopped around and find that they all come pretty close to one another, even the companies that advertise much lower rates initially.

Second, I'd recommend while in your "first phase", you can take your time and shop around for a solid deal.

I guess, bottom line is, even with a good broker, you still have to shop around.

hi i want to master one part of the re market be it multi fam/office/shopping... where would you guys say is a good place to start in today's market and be able to thrive as a small investor?

On our farm is  a two story large shop, and in this shop is a 2 bed, two bath apartment.

Join a shop that actually provides training, their are brokers on here and lots of realtors that can give you good recommendations for your area.

(I shop at Home Depot because I can literally see it from my front yard.)But unfortunately, Home Depot doesn't carry everything.Where do you shop?
