I can definitely tell you there's still a lot of positive cash flowing and 1% rule deals and you get amazing appreciation.

Ideally I can find a debt partner who's willing to gap lend those funds for a flat rate return, since the deals cash flow very well, and I'd prefer to retain as much equity as possible.

I also wouldn’t count on doing great cash flow-wise, even if it looks on paper that it’s a good deal... you’re going to struggle with collections and evictions, in my experience.

Is there a market for furnished mid-term rentals (i.e. travel nurse, insurance company, corporate housing) where you can generate above market rent and positive cash flow?

Ideally that is what I’m looking for is some stable monthly cash flow to help me feel more secure since my current business could be volatile or fizzle out 5 years from now.

The obvious benefit of this option is the increased cash flow.

And are you making positive cash flow on them?

I’d likely be negative cash flow as well.
