This really only works if there's clean title behind your lien.

Home inspection to check plumbing and electrical.. if those are al 30 to 50 years old or more I pass on those or ask that they be updated.you never know when you could walk into a an owner occ home.. that has been lived in for 30 years with a very contentious owner and the house is better than new.  

At most we would call in a sub to clean the ducts and furnace.  

I wonder...if she's finished moving and I have to pay someone to clean a dumptruck of debri from inside and out....could I take to her current residence and place it in her yard?

Also, I'm an electrical contractor, which I find is a big help with REI personally. 

To do it correctly is expensive and by that, I mean pulling permits on all the electrical, gas and mechanical, vinyl plank flooring in the high traffic areas, upgrading the carpet above the cheap investor grade, new counter tops, ceramic tile, addressing all external issues including the fence and external buildings and tons of other minor details.  

Undecided of electric source.

I ended up having G-Mac Construction (great company)  dig the outside of the basement wall down to the footing, I pushed the wall back out as far as I could using the I-beams, I cleaned the wall, I had a rubber coating sprayed on the the wall (a company recommended by G-Mac), I put in drain tile and G-Mac back-filled with sand then dirt.

Learned lots about painting, plumbing, electrical, tenant management and working with my hands while going to public auctions everyday.
