I would tell them that you will have the leak looked in to, and based on the results of your expert will proceed with necessary repairs.  

Aside from a recommendation on who I should talk to (I am in Dallas now, not College Station) about the tax considerations, I would appreciate the thoughts of any willing experts (or amateurs for that matter) on the forum regarding my situation.

Which ever path you take, you STILL send a Notice of Change in Terms; suggest using Certified USPS mailing.

I am not saying that it looks like a bad deal, but that it likely falls in the medium to expert level of mobile home investing.
