I am a licensed general contractor in the state of California and have been since 1993.

Recently moved back from California to MN where we’ve lived the past 4 years.

I also want to be in a position to buy if we do see a housing correction, am I correct in thinking that cash would be king in a recession?

I think it depends on the price of the property most places that don't have expensive homes like CA will be about 6% but if it is a super cheap property that could be the reason they ask for more. 

Probably not exactly right but a helpful tool in understanding how a DOT works.I've seen a release of lien in CA, but not for a deed of trust.
