I agree with @Aaron Klatt, using an online bank like Ally or SmartyPig (SallieMae) is probably your best bet. 

Best bet: Network on local REIA meetups (warning: these are full of "gurus" with sales pitches... avoid them!)

I would always buy new equipment to ensure you have your warranties.Also, it sounds like this guy is just trying to offload inventory, I would tell him you want he equipment sized properly.

Can your provide a little more information on the type/size of deal you are referring too?

I estimate the size to be 14x52, and it's been abandoned for the better part of 2 1/2 years.

Hello BP Members,I reside in San Gabriel Valley in california, about 15 minutes east of downtown LA.There is a good decent sized apartment complex not to far from where i live, i drive by there quite often, its on a corner lot right in the middle of EVERYTHING in a decent part of town!

However, Zillow is led by very forward thinking individuals, and I wonder if they are hedging their bets against the uncertain future of real estate agents by piloting their "Instant Offers" program.

So I suspect it really varies by area asset class size etc etc..

What size property are you looking for?

I have been educating myself and found that out of state investing may be tee best bet.
