I've gotten different suggestions: either conduct a basic remodel of the kitchen and bathroom, or undertake an extensive gut and remodel and convert the kitchen + living room to one large open space (that came from one of the GC's who does flips in the area).

If you have a basic framework strategy of what you want to do people will take you more seriously despite your age.There are people 3 times your age who aren't taken seriously due to vagueness and say things likeI'll do whatever it takesI'm a hard workerI want this more than anythingWithout a plan words mean nothing, and you may want to refine your plan based on what other people say, but a rough draft of a plan is better than no plan at all when talking to others.

The fact they are complaining online might be an indication the property manager dealt with them properly so be sure to ask the manager for their side of the story.I hope this basic guide helps.

We are in a dual agency representation with the real estate agent and she was pretty forthright about how she valued the property - it is basically based on one lot comp in the same town from april, she multiplied that x2 (the lot is a bit over twice the size of the other lot that sold recently) - there have been no sales of land since then and the closest one before that was a full year ago.

Basically the BRRRR method, but using the HELOC to fund the deal. 

Meaning, if I have 50 SFR, that's 50 roofs, 50 drives to check on units, 50 loans, 50 closings, etc.

Basically, this made me realize that I need to define my goals a bit more clearly...anybody else felt like a failure after making 5k?
