Plans are submitted to city, will start on "in-place" type reno next week for existing bath.Goal would be to find a buyer early so that we can either sell as soon as it is complete, or even sell it now - bonus for buyer would be they can customize a bit if desired (e.g. here are your two choices we include in this price range. or pay more to get whatever custom version you want).

I haven't personally tried to the last two so there are probably plenty of bad examples not to try them, but they should at least minimize initial investment costs if done right.

It was originally our primary residence that we converted to a rental when the housing market was bad in 2009 (couldn’t sell it) it’s never been a good rental as far as cash flow.

I have this property under contract I have had multiple cashbuyers go see the property its a 3b 1b the seller said it’s on a double lot but the lot it’s not big enough to split, however it’s a single family home and it’s a potential tear down it’s gutted it’s in real bad shape the seller ran out of capital that’s why he wants outs.
