Joshua Dorkin BP PROs: How Can We Better Our PRO Accounts?
12 December 2013 | 39 replies
I've tried several websites and read multiple books and give BP BIG PROPS on having a great tool for REI's.1: Monthly Webinars - On select topics that pro members could sign up and listen to a podcast type discussion and have a Q&A session at the end...video, web or audio conference.2: Landlord Specific Packages - A bundle that would have a landlord specific needs (starter lease, inspection checklist, etc)3: Partnership for tenant screening, website development, legal forms, online payment, etc. a discounted fee or preferred membership to us the items listed above.4: A way to post ads (for rent, for sale, etc) from within the site to link to Craigslist, Zillow or other websites.5: A book club that suggests a book for pro members to read as a group and share a pro members only discussion about.

Eric Baron Best ways to break even or profit on short term rentals (STR)?
26 August 2023 | 22 replies
Hi Eric,From experience I tell you that investing in STR is not an easy task.I have the experience of investing in a 420 sqft beachfront studio in sunny isles beach Florida. The first factor that you have to take into account is financing, small rooms (less than 500 sqft) + condo tels are a nightmare to obtain conventional financing, 30 years conventional is almost impossible, don't waste your time and with 20 percent less.bridge loans are the most you will find 1-2 years (35 to 40 % down), they have high costs, and you will have to refinance in the short losing money).
