There may be other litigation pending or IRS issues that preclude auction at this time.

Once these properties have been scheduled to be auctioned like this is it too late try and contact the homeowner? 

I am going to a sheriff auction for the first time to attempt to purchase a 1 BR condo. 

@Anne KelletThere is nothing wrong with calling the bank to see if they are willing to sell it prior to putting it in auction.

Keep in mind the auction is on August 1st, so I have a little less than two weeks to close.

After 4 or 5 years of doing this he confirmed that the only way to buy it was at auction and he was on a list to be notified when that happened.

I would just religiously be on the look out for the property to see if it comes up on auctions or get in contact with local wholesalers to see if someone was found and the person wants to sell it.

Is there a way to avoid this going to some REO auction, where there's 100 flippers looking at this place at the same time?
