Have you checked if the land is buildable and there is an approved plan to build?

I recently found out I was pre-approved for an FHA 203k loan in NYC so I'm going to work the house hacking angle.

If so, you are not legally allowed to keep his deposit for rent if his lease has expired. 

If you want the word docs, we can provide those too but need to make sure you understand that any material changes should be done only under supervision of an attorney, and that adding clauses does not make them legal or enforceable.

They have the option to sublet to someone else if approved by me, but it doesn't look like they're going to do that.My poor stressed out wife is sure I did something wrong here lol.

First step is to talk to lender to see what you can afford (called a pre-approval) and look at all of the different low-down payment options. 

Just wanted to get some ideas from people; so utilizing the "other people's money" technique I applied for a 30k loan and was approved at 8.99 apr.

Am I legally able to pull this off?

Its is a legal 6 unit building in Jackson Park. 

My manager has basically said that we can either go after the money or the eviction and that her inclination is to wait until the end of the month and then if he isn't gone begin proceedings (to avoid legal fees) .Am I looking at this wrong when I think its best to get the ball rolling on the eviction now and stop the bleeding as fast as we can?
