I will say the property needs structural support repair so I added in 8k for that plus cosmetics for a 45k rehab budget.

I do not know if there is adequate support underneath and that it was installed properly.If it is considered normal wear and tear then can I charge them for the water damage since they didn't report it in a timely manner?

My wife is extremely supportive on anything I want to do, so I feel I owe it to her for putting up with me lol! 

When I asked the lender websites like bank rate are advertising 4.17%, I am being told that the websites like bankrate don't update in real time and there is a time lag.. 

I’d like to sell and not rent because a 120k (cost to build) house will not support a very profitable rent.

We price our renovated units at market rent (without utilities included) and advertise them at market rent.

Long term, I want to be able to support my parents as they age, as well as assisting my (possible/probable) future children.

Probably not something I would advertise at all tbh.  

@Ben Colabella Anyone advertising 5% on a hard money fix and flip loan is a scam.

I don't know how it is up in New Hampshire, but an LLC in NY can run up to $2000 just to start (stupid forced advertising that keeps print media afloat....).
