In the grand scheme of things, a $90k rehab is not a huge dollar amount, but lenders don't like to take on low value properties for a variety of reasons.

I know there are a variety of ways to value this property given its current rent roll and possibility of filling the park and making much more money. 

I am not an attorney of course.. but I see this as a Civil Rico act complaint since there are so many different people in multiple jurisdictions.. then the regulators if they ever care to can move it to a criminal Rico.. or just garden variety wire fraud which is where most of these companies that defraud the public ( which according to all these BP posts if they are accurate and I have no reason to think they are not are correct) I kind of see Class action as more of a product liability vehicle.. but again I don't know just what I have seen personally in the business world.

I can't control interest rates or tax policy or a wide variety of things.But I can control my own efforts ... making one more call, one more inquiry, following up one more time etc.Congress and other government players make life more difficult when they pass idiotic laws with automatic extensions or automatic expirations (Bush tax cuts).

In our market, that's a nice 3/2/2 SFR in a blue collar neighborhood.I'm sure the math junkies will analyze this a variety of ways.Typical deal would follow the 70% rule.

This is the reason so many states require licensing in a variety of professions.
