Partnering with a land owner who will contibute land for redevelopment

Has anyone out there partnered with a land/homeowner to redevelop their property?  We have a number of clients that don't want to sell, but have tired assets that would be best served as a hole in the ground.  We are working on some partnership/joint ventures on a variety of assets and would love input from those who have been through it.
