Although, for most multifamily properties, you want to have done as much work upfront and if the broker/seller has been clear about issues with the property/what is needs (in cases where you have to travel after it is under contract).

Once you are the owner you can request a letter for rebuilding the subject should burn down and that will show the current usage for the subject .

You want to rent to less number of occupants so there is less wear and tear, less usage of utilities (if you pay for it)?

@Andrea Cole I have all my guests sign an electronic agreement to agree to (among other things) the cancellation policy, to advise them to buy travel insurance (for this kind of occasion, etc).
