The street is filled with separately deeded half doubles, so getting the approval from the township should be a slam dunk (knock on wood).

I have always liked warehouse vibes, so using metal piers to frame the shell of the house instead of wood was a no brainier.

Question for @Roy Cleeves and anyone else who wants to chime in....how long do you typically hold the property on average before you can go in again for refinancing? 

I've heard luxury vinyl tile is great, but I already have wood-look laminate in two living areas, one of which I just installed a couple years ago, so I'm trying to match what I already have, if I do a wood look. 

The bottom floor is held up in some places by wood posts balanced on stones or even a bunch of stones stacked up 2 feet high!
