Will the sale price satisfy the lien holders?

For example if the property is worth $100,000 but the loan balance was $50,000 the real bidding will start at $50,000 and the first lien will be satisfied at the auction.

I will say that in most instances it makes more sense (unless you really want to get rid of one tenant or the remaining tenant absolutely refuses to extend the lease with vacating tenant's name still on it) to simply extend the lease, because you have two (or more) people to go after which increases your chances of recovering your money.  

I have had American Homeshield the past year (my first year as a landlord) and have been fairly satisfied with them except I think they are a little expensive ($41 per month and a $125 copay each time they send someone out).

And it'll be easier to jump from managing 1 side of a duplex to managing 1 4plex as opposed to (2) 4plexes.As a general question, do you know if banks still let you do a loan for 80% and then a 2nd lien home equity loan for the remaining 20% that you're down payment doesn't cover?

Our old house is one of the only houses that has remained one story in that area. 

I am looking for a $1.2-$1.6m property with a 6-6.75 CAP with AT LEAST a 10 yr term remaining on fast food restaurant locations in larger metropolitan areas ( >80,000 population in 5 miles) preferably in TX and FL but will consider nationwide.The only tool I have really been using has been Loopnet.
