I would take @Lance Robinson advice on really determining in any market how many homes are on a given street that are rentals and how many are owner occ. you get to a tipping point.. once they get to 10 to 20% rentals you now tip into rental dominated.. yards are not as nice .. not all landlords keep their properties as nice as the majority of owner occs and your chance for values to go up gets cut way down.. as owner occs will no longer buy in renter dominated areas.So your right back to what is the rent.. and what will investors pay for a given cash flow in this area.some areas of C and D class you need to be at the 1 to 2% rule that's the only way U exit.. as the areas get nice you can get to .7 to 1 and when you get into really nice areas you can be at .2 to .5 like we see in Charleston..

The issue is property in washington epecially around seattle is very high in value so when u factor in what u pay in property tax don't forget to factor in the equity you have and gain.

not really someone posted the exact same thing a few months ago.title company usually wants a contract.. so you can go to the stationary store by a blank generic purchase and sale agreement fill it out get the seller to sign and U sign and hand it to the closer .. really simple as that.
