Are you wanting to build cash flow or are you aiming for just having some RE exposure and appreciation without concern for cash flow?

Thus, my exposure to interest rate movement is limited, and I protect against disasters with an interest rate cap.However, when using fixed-rate debt, your exposure to the risk of prepayment penalties (known as yield maintenance) is guaranteed. 

That should cover your liability exposure.

Focus your summer jobs on real estate related options. etc to get more exposure, obtain practical knowledge, and meet people.

I primarily use the 401k and IRA for exposure to the stock market although I do hold a commercial REIT in my IRA as well.  

You can chart a path that includes a mix of conventional retirement plan and outside investments such as real estate, and create multiple sources of income with different tax exposures.

I think the exposure to other peoples strategies will pay great dividends going forward.  

I know they say car decals are not helpful - but it's a one time expense and if I get one deal out of it and/or more exposure of my brand/websites, it was more than worth it.
