Hi BP,Last week my contractor informed me that he has requested to enlarge one of the rooms in the house, but explained to me that if I add a closet I will end up expending more money than intended. 

I manage long distance, have contractors on speed dial, and several college friends I can call to run over to the house if needed for 50 bucks a trip. 

Really enjoy listening to the podcasts and the wealth of information provided on the forums.

Finally, lowest on the totem pole but still a consideration nonetheless is the fact that it's a property we could possibly enjoy ourselves for a few weeks out of the year.

The neighborhood is getting a lot better than 10 year ago and 90% of our tenants are hard working blue collar Spanish families who couldn't afford in better neighborhoods but enjoy abundance of job opportunities in the city.
