to me that is not worth it as i have only had 3 late payments in the past 10 years.  1 due to medical issues and forgot paid immediately, 1 due to covid and was a restaurant worker, and 1 because lease expired and they didnt update the autopay for the new lease.

If BOTH parties break the contract (for example, if you've ceased all communication with your lender "because of the seller delays," but your contract says you must act "in good faith" to get a loan... don't do that, keep your LO in the loop, keep the communication alive), the general interpretation is that no one has any legal "high ground" over the other, a court or mediator might go either direction, who knows.But, I'm not a lawyer.

They are now claiming that the house is not livable and are trying to get us to offer them half off rent for the remainder of the year because they supposedly can't find another place and so they can have extra room in their budget to pay for higher electrical bills, mold cleaning supplies, and medical expenses (coming from the mold).
