I know that a renter wont ever think about the gutters, but at least I will have SOMETHING to help which I am forecasting to be better than what I already know doesn't work; clogged gutters.

If you have a good source of qualified leads I feel you would have a greater probability of landing a deal with mail driving and calling versus a limited budget to target web leads Some people will say direct mail is dead doesn't work.

The issue I see with another investor taking it over as a rental, is that it doesn't really cash flow at the price it is currently worth.
