Open houses have lost effectiveness because of all the virtual tours.People are unreliable. 

I have been associating with a couple of local realtors and the info from them and just what I see on the web is that if the house is in decent condition it goes quick.

That demonstrates he's an unreliable person who doesn't do what he said he'll do, so we didn't even waste our time with him.  

I definately could have used my time more wisely , I tend to get a little lazy around 7pm and start watching tv , surfing the web , etc.Question 3.
