If your not trying to really get into the REI game then I'd say that this is a good alternative to renting or dorming, but if you are trying to really get into investing then you are putting way too much money into this for the return your getting.PS..

I have the same concerns about doing this, but you have to decide if this is a better or worse alternative to waiting 90 days...Btw, I highly recommend checking with the title company to make sure that they record the deed quickly...I had a situation this week where I found out the title company screwed up, and still hasn't recorded the deed after more than 2 months.I have an offer on the property, but it's FHA, and the 90 day clock STILL hasn't started ticking...

If you are researching a particular property then the title company may charge you and the cost will depend on how long it takes them to pull all the data...if there are lots of liens then it might cost more.At least thats how it works here in Portland.On a side note..i'm in Baltimore right now and the weather is unbelievable.

The way I presented it to one buyer is that the numbers look good but we need to do some more research and that we will sign and ratify the contract upon verification of everything, and that we may not actually buy the property but investors we work with may.I'm being straight forward about not signing it right there, im just trying to come up with an alternative to using an option, and tying up my money on a psa if there are questions I need answered first.I'm just trying to be "creative"I do appreciate everyone's input. this has got much more response than i anticipated.
