How are you guys handling this issues since these items can vary wildly?

If you, a partner or your business have a good credit history you can get low lines of credit fairly easily from any traditional bank. 

My repairs and capex somewhat overshoot actual amounts though when I analyze by breaking down cost per items in my more detailed sheets. 

Look for higher rent rents via non-traditional/modern rentals:- AIrbnb/STR-Leasing fully furnished-Rent by the room/Student hosuing-Assistance living, etc.

I did not see any cost included for those items (where I provide snow plowing it costs me around $500/season, I cut my own lawns but paying someone would probably cost at least another $50/month during the lawn mowing season).5.

Thanks for the reply @Aaron Osgood.She isn't picking finishes although I have been running some items by her for her opinion since she's involved in that market. 

If anything, I'd want a traditional loan with a deferred payment or interest-only payment for the first 6 months if at all possible.

The dividend yield has not changed at about 8% for the income fund and about 6% for the growth fund.I am now investigating more tradition SFH buy and hold for rental but I am just looking at some of the deal on Roofstock to get a better idea of what makes sense.

So you will need to permit and construct these items on your end.

This could be a costly hidden item should it come up.
