That is not to say there are NO deals that will cashflow, but the market there isn't what it was 10 years ago.I LOVE the island buy you are correct many areas are crowded and it is tough to get quality single family renters but ultimately for me it is about learning buying and selling from the real estate agent side.

In the end, there's no use preemptively investing in systems, multiples of tools, employees, workers comp and all the overhead to take your business to people who will low-ball you or haggle or just want a guy who has a license who picked up a day laborer/helper to get it done quickly and satisfactorily.

You'll also need a contractor who is financially stable enough to pay their workers out of pocket for a few weeks at a time bc you will only be allowed a certain number of draws during the project after certain milestones have been completed and inspected.

Funny the only couple foreclosures I see in the area are listed as “occupied” I am, however, in a position where I can actually wait 14 months if I had too but cash wise would be tough, hopefully would be getting reasonable rent from them (wishful thinking)
