Since there will be many investors who are not willing to sign an exclusive agreement I suspect we will start seeing realtors rewriting the contract so that they get paid by the hour rather than by commission.Has anyone else experienced this?

Then discounting that value by a certain amount or % probably makes sense, since a potential buyer may discount it due to the presence of the MHP (mobile home park).

So I own a triplex with 2 of the units being managed by a PM and used for Airbnb and myself living in the third and I have 20% equity.

This is a new home and the builders in our area need to be competitive so closing costs were covered by the seller as well. 

There is something called an "easement by prescription." 

            - For any part of the project that you finance, whether it be purchase, the rebab, or both, do you simply look at the monthly loan payment for that leverage and multiply that monthly debt service payment by the number of months you expect to hold the property?           

I'm trying to do the right thing here but am concerned I will get screwed by either or both and am very frustrated.
