Account Closed -- I would highly suggest that you start working with an agent who can do all of the property analysis for you.

Study your state landlord tenant regulations.

I would suggest getting with a realtor for that area and getting the comps from them.

You can certainly find that return but I always suggest that people learn how to make it in this business with 10k or less before putting their other money at risk.  

My main question to start is this: does this group have straight content to read and study, or is all the info found in the forum threads?
