Make sure you study up on landlord tenant laws in the jursidiction(s) you are interested in.   

Its a quick class or home study then a 3 hour test.

Study it and learn.

I studied to process in detail and probably have thought through more scenarios than most gurus will "teach" you in their $5,000 seminars, because unlike me they have a financial interest in your buying their course and so they won't tell you about all the risks and "what ifs?" 

Tenants here don’t even have to prove they’ve been affected nor do they have to disclose whether they receiving unemployment, and how much that is.
