I've decided to expand my search to other areas in NE Ohio, so hopefully that will help my numbers. 

I searched for judgements to confirm there weren't any and the person who owned it passed away several years ago which is likeley why it went into redemption without a mortgage or other liens. 

I was told that doing a search for Substitue Trustees on the Register of Deeds website is the way to go.

Usually you'll find it in older neighborhoods where there is less desirable areas to live and the property values are very cheap.  2% sounds good to us investors in Texas but I imagine it is difficult to keep long term tenants, tenants you really like.Here is a multi family search in Cleveland OH that you could probably find 2%.https://www.realtor.com/realestateandhomes-search/Cleveland_OH/type-multi-family-home

As long as they are patient, licensed and willing to help you (and they should since there is a possible commission at the end of this rainbow).I would suggest starting with one of the national realtor sites (zillow, redfin, realtor.com, etc), search for multi-family properties all over your area, pick one (anyone that looks interesting) and call the agent to get details.

Are there any suggestions as to where to search/who to contact in terms of looking for an agent?

You can start by going to www.narpm.org and search their directory of managers.

By the way, the new CIE we are using is available to search for anyone.
