Sure, lumber has come down from ridiculous highs, but every other labor and material items required to build a home are at all time highs. 

I've taken Armando Montelongo's 3 day course, Rich Dad Poor Dad's 3 day course, bought Dolf DeRoos RE course...I've spent so much money to just sit in these LONG classes where they charge $500 just to tell you to spend thousands more on their bus tours...this whole thing is so ridiculous.  

That said, @Gary McGowan is an investor/realtor local to you who could point you to the pockets of "merely expensive" in the sea of ridiculous.

It's ridiculous as they bring a ton of value in terms of mortgage reduction and even cash flow.

We were hoping to rehab it and make it a good lease option or seller financing deal, but we got such a ridiculous offer we took it (and the HOA was fighting us on turning it into a rental.) 

I just turned over a rental in SSS and the amount of people knocking down my door was ridiculous.

The last set of steps I poured had so much steel and concrete (per engineer) it was ridiculous.

But my dad who had gently nudged me into what at times felt like a ridiculous endeavor was also super conservative financially and convinced me to finance it on a 15 year loan.

Six months is ridiculous.
