The other one was a vacant lot over looking a beautiful valley and they couldnt sell it for 2 years, so I told them I will do interest only for 5 years then a balloon payout for balance at 5 years.

The beauty is that it doesn't have to be all encompassing by itself as long as other companies are willing to interface through it (but gaining access to third party products is the most difficult aspect I presume).

It is up to the individual, their goals, and their risk tolerance.Personally, if you are very sure that it is a rock solid deal that cash flows beautifully, I would definitely pursue it.
