Hello BP,I have recently started fully researching my market for deals and I've come across a 2/1 SFH that is distressed.

I have a well paying job working on the road sometimes 45 days straight 7 days a week with no idea of if or when I will be going home. it's been very time demanding to the extreme of barely being able to listen to podcasts, read, or even research and analyze possible leads.

From the few that I have researched or asked about, some seem kind of phony or asking prices tend to be astronomical. 

My partner and I researched a number of cities throughout the nation using info from sites like the bureau of labor statistics (https://www.bls.gov/) to observe population growth, labor force growth, median income, rent affordability, etc.

When i came to Dallas, i didnt know much about the local RE nor did i know anyone to ask and did not look for anyone to ask (first mistake) you should know your market by heart by researching or asking someone with experience.

I will start researching brokers in my area.

I was top of the market a couple of years ago.If I were doing the research you are, I'd look at Zillow and Rentometer.  

Hi Kada,  I have no experience wholesaling but I have a lot of experience researching on this site and others :-)).

A specific community I have researched, Edens Edge, seems like a nice destination to me, but looking at mixed reviews I am unsure.

Income and expense research is your homework.
