Secret shopping is just a reality of how the market works.

Just make sure you have an agent / PM who is local because Cleveland has a lot of bad areas that look great on paper but will be a money pit in reality. 

I have to think in reality its this guy just handing you listings that you dont have to solicit on your own and your fine with the seller getting less net proceeds than if the seller had just come to you in the beginning..  ???? 

I guess that's a reality check for me.

You need to talk to your attorney about the realities of the process, it can take more than 6 months in some places.There will also be a need to repair the damage they do if they are angry about being evicted, and some time for the units to be vacant until you have new tenants.  

Fair is fair, and the reality is that the tenant's rent is well below market.

Other-party-profit-fixation is a reality that seems to plague every newer investor (myself included)!
